Crawlspace Mold Remediation Under a Decatur Home

Why Decatur Crawlspaces Grow Mold Year After Year

A dirt-floor crawlspace in Atlanta is a moisture source, not a neutral void.

Georgia's red clay holds water against the foundation for days after rain and releases it slowly upward. With no vapor barrier between the ground and the joists, that moisture evaporates straight into the wood above. Summer humidity across the metro sits in the range where colonies establish reliably, and an unconditioned crawlspace stays there for months at a time.

The result is growth on the underside of the subfloor rather than anywhere visible from inside the home. Assessment Before Anything Is Disturbed

Disturbing a colony before containment is up sends spores through the rest of the house.

We scoped the space first: how far the growth ran along the joists, where the wettest ground sat, and which duct and plumbing penetrations were carrying moisture between the crawlspace and the floor above. Thermal imaging and moisture meters defined the boundary, the same moisture detection process we run on every job.

That scope is what dictates the removal boundary. We treat what the readings say is affected, and we leave sound material alone.

Containment, Removal and Antimicrobial Treatment

Every step here follows the IICRC S520 standard, which is the published rulebook for how containment is built and how material comes out.

Negative air pressure holds the work zone under containment so nothing migrates up through the floor while we work. Non-salvageable porous material is removed and bagged inside the zone. Framing that can be saved is HEPA-vacuumed and treated with an EPA-registered antimicrobial.

On older properties, an independent testing firm checks building materials before any tear-out begins. Where material needs specialist removal, a licensed abatement contractor handles it, and we schedule our work around theirs.

Fixing the Cause, Not Just the Growth

Mold returns to a wet substrate. Remediation without source correction buys you a season.

The crawlspace was dried with equipment placed against the affected assembly rather than aimed at the middle of the space. The permanent fix for a dirt-floor crawlspace on red clay is a heavy-duty 12-mil reinforced vapor barrier, encapsulating the ground so moisture stops rising into the joists at all.

Under IICRC S520, the job is not closed on our say-so. An independent industrial hygienist performs the clearance sampling, and containment comes down only once those results confirm safe levels. That report goes into the permanent file, which matters for insurance and for any future real estate disclosure.
