The pattern is the same whether it is a ceiling, a crawlspace or a church basement.
We read the structure before we open it. Thermal imaging finds the anomalies, moisture meters confirm them, and every reading is logged by location. That map sets the demolition boundary, so material inside it comes out and material outside it stays — and the homeowner and the adjuster both get to see the reasoning.
Drying is confirmed by instrument, not by how a surface feels. Where mold is involved, an independent hygienist performs the clearance sampling, not us. And where the rebuild runs under the same contract, there is no handoff between the crew that dried the property and the crew that puts it back.
